Buying a project can be a rewarding way of putting your own stamp on a horse while saving a little money – but can the same be said for renovating an equestrian property?

Taking on a home that needs restoration or upgrading isn’t for the faint-hearted and takes careful consideration. However, with rural properties still in such high demand, looking at homes that need some TLC can increase your options. But how much work is too much and can it save money?

Renovating an equestrian property: what to know before you buy

Fox Grant managing director and senior valuer William Grant says there is room for negotiations on properties that need work.

“When valuing a property, we’ll put an amount on the land and then so much on the house,” he says.

“If it’s in a terrible state, we might then discount that by 10-20%, or more. This is because somebody is not going to pay the top price when they need to spend significant money on tidying it up,” he says.

“If you’re viewing a property that needs refurbishment it’s worth taking a builder with you, so you’re going in with your eyes open as to what things might cost. The price of materials such as ply board and insulation have gone through the roof since Covid, so you have to be careful what you take on.”

He also suggests feeling things out planning-wise ahead of your purchase.

“I would also always recommend doing a planning pre-application to the local authority to check what can be replaced, or if you can rebuild the house and so on – and they are obliged to reply in eight weeks.

“Generally speaking, if there has been planning permission for, say, a barn that’s lapsed, you could feel reasonably confident that you’ll get that back.”

Hidden challenges

Horse owner Julie Hulland estimates she has spent around £70,000 – almost double what she had planned to – on renovations to her three-acre property in North Devon.

“We didn’t necessarily go looking for a project, but it was the only way we could get what we wanted within our budget,” she says.

“The first priority was sorting out the stables; I have a chunky 16.2hh mare and a 17.2hh gelding, and the stables were only 11x11ft so we extended them backwards, which has given us probably an extra four-foot.”

The house also required attention.

“We knew there were certain things that we needed to do on the house. For example, we wanted to raise the kitchen ceiling because it was really low,” she explains.

“However, once we started the work inside, we realised there were a lot more things that needed to be put right. We found rotten joists under floors, rotten floorboards, and the shower room was in quite a bad state.

Julie has learned vital lessons in the process.

“I’ve learned how important it is to do your research. We had a survey done on the property, but in hindsight as we didn’t need a mortgage, we probably didn’t get the best of surveys.

“I’d recommend getting to know the horsey community and get recommendations on local people for doing the work.”

“Effective budgeting is key”

William Dalrymple, senior associate of rural surveyors Davidson & Robertson, says typically if a buyer has a good budget, there is “not much that can’t be sorted out” with regard to upgrades and repairs.

“Effective budgeting is key to ensure that post-purchase costs don’t catch the buyer out if there are extensive works required,” he says.

“If a property has damp or subsidence, it is likely that the costs of repair will be quite high. Also, typically roofs need to be considered closely, as do central heating systems and windows.”

Never underestimate the power of location to stretch or shrink a budget.

“Projects in Scotland tend to be better suited to a tighter budget as the base cost of purchasing the property is generally lower than southern England,” Mr Dalrymple continues.

“The same theory can be applied to Wales and northern England, but it is always sensible to factor in the cost of getting materials to places and decent tradesmen.”

Looking at non-equestrian properties can also open up the search, as it did for rider Alex Kilcoyne when she bought a cottage with two-and-a-half acres of land that was formerly part of an estate in Cheshire.

“The house was once a tiny slaughterman’s cottage and had already been extended and remodelled over the years, but there were lots of things that hadn’t been done particularly well,” she says.

“We entered into it knowing it was going to need fully renovating and negotiated around £30,000 off the purchase price, then off we went on this whole journey of understanding old properties.

“First, we looked to extend it, but it was going to cost around £30-40,000 for a small footprint, so instead we reconfigured the layout to make it work better.”

Alex later put in a riding arena and new driveway, costing in the region of £50,000.

“We spoke to our financial advisor and we figured it would add value to the property,” Alex says.

“We were quoted £40-60,000 for the drive. However, I got speaking to the arena guys and they had all the equipment there and were able to do it for £10,000. It’s always worth finding out what else contractors can do when they’re there.”

Heritage snags

Older properties might have bags of charm, but a key consideration is whether it is a listed building – those of special architectural or historic interest – as these carry legal protection on what work can be done.

“A significant proportion of equestrian homes, particularly those with character and land, are period or heritage assets,” explains Fine & Country managing director Jonathan Handford.

“While they can be incredibly appealing, they also come with a specific set of obligations that buyers need to fully understand before proceeding.”

Unlike standard properties, listed buildings are subject to strict controls.

“Repairs or upgrades must often be carried out using traditional materials and methods, and in many cases require consent.

“This can significantly increase the cost and complexity of works. It is not simply a case of ‘renovate and add value’. There are legal and practical constraints that can limit what can be done and how quickly.”

Jonathan adds that listed building constraints may limit adding future value to the property.

“If you are restricted in what you can alter, extend or modernise – or if the cost of compliant works is disproportionately high – the ability to unlock additional value is reduced.

“Buyers therefore need to be clear on what is and is not achievable before relying on future value gains,” he says.

Look at the lie of the land

It’s not always the home that needs upgrading. While there may be room for negotiations for neglected land, William Grant warns that buyers will need time and patience when returning ground back to its best.

“Where the land hasn’t been managed well and it’s in rough, poor condition, it’s not a question of just going in and mowing and spraying,” he explains, adding it’s always worth taking a knowledgeable farmer or contractor along to view and advise.

“Land can take two or three years to get it back in good health. You might need to invest £1,500-2,000 an acre to have it properly drained.”

When it comes to your dream horsey haven, looking beyond what’s in front of you can pay dividends.

“Not everyone has vision, but if you can find somebody with good ideas and the ability to visualise, you really can transform eyesores into diamonds,” says William.

Forward planning, communication and good record-keeping are vital for equestrians planning their legacy.

Specialists from law firm Birketts and tax experts from accountancy firm Ellacotts shared tips on navigating the recent changes to inheritance tax for those in the horse world in a webinar on 13 May. All the points they raised are for general information only, and should not be taken as legal advice.

Changes to agricultural property relief (APR) and business property relief (BPR) came into effect on 6 April, restricting the full 100% relief from inheritance tax that would previously have applied to the first £2.5m per person, and 50% relief thereafter.

As in many areas of life, the horse world does not fall neatly into a box – but relief can, and does, apply to those in the equine sector in specific ways.

The specialists, who have experience in the equestrian, bloodstock and rural worlds, explained how they go about approaching individual situations, plus some key take-home messages.

“Broadly speaking, inheritance tax is levied on the value of your estate when you die,” said Daniel Martin, of Ellacotts, adding that this includes “absolutely everything you own”.

He said that generally, everyone has a nil rate band of £325,000 and that everything above that (provided it does not qualify for specific reliefs) is susceptible to inheritance tax at 40%.

“The real question, particularly for our equine clients, is what reliefs are available, and how might you qualify for them?” he said.

Verity Gulliver, also from Ellacotts, said equine businesses will potentially be looking at APR and BPR, depending on their circumstances.

“Quite simply, APR applies to agricultural land and buildings, and BPR applies to qualifying business interests, where conditions are met,” she said.

“In terms of equine businesses, a lot of studs may qualify for APR, whereas other enterprises such as livery yards are more likely to qualify for BPR, but it all depends on how they are operated.

“They need to be operated commercially with a view to profit, and breeding needs to be carried on in a systematic manner with proper record-keeping.

“[For] liveries and other businesses, it depends on the extra services provided – basic grass livery and DIY probably won’t qualify, but as long as the services provided go above and beyond that, there is quite a strong chance of qualifying for BPR.”

She explained that HMRC views different types of livery in different ways, which is why it is important for yards to list what services they provide on invoices.

Mr Martin stressed the importance of people knowing their current situation as a starting point to plan for the future.

Emily O’Donnell, partner at Birketts, agreed, adding: “In terms of estate planning it’s not just about assets, these are your family businesses and your families.”

She added that this may lead to questions around who should control the operation in future, how to achieve fairness between different siblings who may be running different parts – and that there may be family members who are not involved at all.

Ms O’Donnell also said it is very important to ensure all documents are up to date and align with the current situation and future plans – for example, if family businesses have evolved over time. And she encouraged people to ensure their wills are up to date and written partnership agreements are in place.

Abi Rudd, head of equine at Birketts, urged equestrians to have clear records about who owns what – and that any gifts, purchases or arrangements are properly documented.

Other points included encouraging people to get clear on tenancies and commercial leases where appropriate, have contracts in place for liveries and think about their lasting power of attorney.

Ms O’Donnell said: “The main point that underpins successful tax and succession planning is always communication. Talk to your advisors, talk to your family members. I think the more clarity and certainty people have on what is going to happen in the future, the more successful the handover of your equine business will be.”

The Windmill, Morcott, Rutland is grade II-listed home combining a four-bedroom house and a four-storey windmill, converted into two-bedroom accommodation.

Complete with pasture, woodland, stables and an arena, it’s also a super equestrian set-up. Horse sport fans might like to know it’s just a stone’s throw from an iconic eventing venue.

The location

The Windmill sits between the Rutland villages of Morcott and Barrowden.

For local leisure, there is Rutland Water (8 miles), various sports clubs in Uppingham and Luffenham Heath Golf Club (3 miles).

What about equestrian facilities? The major venue of Arena UK is around 40-minute drive away. Vale View is 50 minutes away and Keysoe is an hour away.

Closer to home are Green Lane Equestrian (25 mins) and Truesdale EC (35 mins)

For cross-country schooling, head to Ketton Park (4 miles).

Like your hunting? Enjoy hopping hedges in the neighbouring county of Leicestershire with the Cottesmore.

If you enjoy racing, catch the action at Leicester (23 miles) or Huntingdon (32 miles).

Or, head to a point-to-point meeting at Dingley (15 miles).

The house

Firstly, the Windmill is on the market for £1.65m.

While the house was built in 1997, the original windmill was constructed in the eighteenth century and rebuilt in 1968.

Beginning in the main house, there are four reception rooms. The current owner uses one of them as a study.

Arrive at Stoke Park via a private driveway that leads to a large gravel parking area with gates. There is a separate two-bedroom granary within the grounds.

Off the gravel driveway is a gate to the stable block. Inside, find six Monarch boxes, one of which is a foaling box with a connected next-door stable for weaning. Meeks Park Farm is a home that comes with 85.11 acres, with an additional two-bedroom annexe, two further holiday lodges and some great equestrian facilities.

This property is in an elevated setting, three and a half miles from the town of Dollar in the county of Clackmannanshire, Scotland. By now, we’ve shown you plenty of homes with stables, an arena and good acreage in their arsenal. Sometimes we even have a swimming pool to show you (as is the case here) but we almost never reveal an oast house annexe!

Palehouse Farm sits just outside the village of Framfield. Uckfield station (2.2 miles) has commuter services to London Bridge in approximately 80 minutes. Uckfield itself has a mix of independent and high street shops, as well as supermarkets and a leisure centre.

This is an exceptional Scots baronial castle completely refurbished to a high standard, with lovely equestrian facilities to boot.

Ormiston Castle is just outside of Edinburgh, within easy reach of the city and its attractions. Excursions north to the Scottish Highlands are made simple via nearby The Queensferry Crossing, or west with quick access to the M8. This home in prime Leicestershire countryside is the trail hunting family’s dream, with quirky accommodation to boot!

Mill Farm sits in the village of Long Clawson within the Vale of Belvoir with links to Melton Mowbray (six miles), Nottingham (15 miles), Leicester (19 miles) and the A46. Grantham is just 16 miles away and has regular trains to London King’s Cross, which reach the capital in around an hour.

Plumpton Manor is a Grade II* listed property in unspoilt undulating South Northamptonshire countryside with an excellent range of useful outbuildings, including stables.

If you’ve never seen five-star eventer and Olympic bronze medallist Sharon Hunt’s base, it’s truly a sight to behold. With a four-bed house and beautiful annexe with a vaulted ceiling, there’s plenty of accommodation. I research countless horsey properties every week to bring you what’s hot on the market. On many occasions, it’s just fun to window shop; this time, though, I think I’ve found something budget-friendly.

Kennet lies in rural Lincolnshire in the fenland village of New Bolingbroke. If you’re looking for peace and quiet besides some farm traffic, it’s the ideal location. That said, it’s just eight miles to Coningsby to the west, nine-and-a-half miles to Boston to the south, and nine miles to the market town of Horncastle to the north. All these towns have shops, supermarkets, schools, pubs and cafés, so you’re well served for amenities.

You can also pick up the A16 at Boston to head south for the A1(M). The A16 northbound will take you onwards to Louth, another market town with an historic cattle market, and onwards to Grimsby.

The county city of Lincoln is a hour’s drive away.

But what about the local equestrian offering? The Revesby Estate, just two miles from the door, hosts an annual traditional country fair with a wide programme of equestrian classes. Point-to-point meets are held at Revesby, too.

For more regularly scheduled events and arena hire, head to Firs & Feathers Equestrian (nine miles), Sheepgate Equestrian (12 miles), Elms Farm Equestrian (29 miles), Hill House EC (30 miles) and Willow Banks EC (33 miles).

Arena UK is 39 miles away. Go cross-country schooling at Field Farm Equestrian (24 miles).

If you like your hunting, head out with the South Wold. If racing’s your thing, your local racecourse is Market Rasen.

This Victorian rectory is on the market for the first time in 35 years – and it has some lovely equestrian facilities, including four stables and a 45x20m outdoor arena.

Summertree Farm is a ring-fenced estate with a Listed principal house, buildings and great equestrian facilities, set in 249 acres.

This property is in a quiet part of East Sussex, sitting between Rushlake Green, Bodle Street Green and Dallington, known as the “Golden Triangle”.

Rosewood Stud is an 72-acre ring-fenced estate surrounded by open countryside, yet close to Newmarket with brilliant equestrian facilities.

It is less than a mile from the village of Chippenham in Cambridgeshire. The headquarters of British thoroughbred racing at Newmarket are less than five miles to the south, providing two world famous racecourses, comprehensive veterinary services and the Tattersalls sales complex.

From the mainline railway station, you can catch trains to London Paddington in as little as 25 minutes. Heathrow Airport is 35 miles from the door.

Old Manor Farm is a Grade II*-Listed country house that comes with two cottages, outbuildings and equestrian facilities.

It is in Low Ham, which is a traditional hamlet on the Somerset Levels, within the parish of High Ham near Langport. It is a highly sought-after location being under a 30-minute drive to Wells, Sherborne, Glastonbury and Taunton.
