Webbers Fine and Country are delighted to bring to the market Trekenner Farmhouse. The residence is believed to date back many hundreds of years and has a wealth of character throughout and nestles in a beautiful sheltered location with outstanding views over rolling countryside. The residence has an attractive exterior under a slated roof and has been expanded upon over the years with more recently an impressive UPVC double glazed conservatory added to the rear elevation which overlooks the garden. Our clients have resided in the property for approximately 13 years and have made numerous further improvements to it. Today this fine residence has much to offer a wide range of applicants including those that would like to take advantage of the fantastic range of equestrian facilities to include the large stable block, sand school and further outbuildings. There is riding out available onto Laneast Downs and miles of open countryside and approaching 20 acres of grounds and water frontage on the River Inny to be enjoyed. We have no hesitation in recommending an early internal inspection for this registered smallholding.

The welcoming and homely ambience is evident the moment you enter this fine period farmhouse and home. With the entrance porch giving way to the lounge which has an impressive stone fireplace, slate floor and beamed ceilings. This room has access to both the second kitchen with units and integrated appliances and a cupboard housing the second staircase which alights to the first floor. The dining room is an imposing room and a great social space which comes alive at large family gatherings and parties. It again has a slate floor and can accommodate a large table and the room is also dominated by a large fire surround. The fireplace houses the oil fired Heritage "aga style" oven which fires both the domestic hot water and central heating systems. This leads through automatically to the UPVC double glazed conservatory which has a glass roof and built in fan. It has both a view and direct access over to the rear garden. A large study on the ground floor could be used as a fifth bedroom if so required. The main kitchen has been significantly upgraded and has solid granite worksurfaces, a range of cream fronted units with an electric hob, dishwasher and refrigerator. Completing the ground floor is the shower room/WC which is handy after spending time in the garden or with the horses.

On the first floor there are four bedrooms with three large enough to accommodate double beds. The first floor is effectively cut in half with each staircase proving access to two bedrooms and a bathroom /WC. The principle staircase in the original part of the house serves the two main bedrooms which face south east and are flooded with natural light in the mornings.

Trekenner farmhouse has UPVC double glazed windows and the configuration of the accommodation with the two kitchens could suit those who would like to live separately but under the same roof such as multi-generational families.

GROUNDS
Trekenner Farmhouse is approached from a long private lane serves just four detached properties. Parts of this private road have recently been resurfaced and the maintenance is a shared responsibility of all residents. The property is accessed by a concreted drive which has parking for many vehicles and there is a separate driveway for larger vehicles to access the stable yard. The gardens and grounds are one of the main features of this delightful home and have something for everyone. The immediate gardens are a wash of colour and well planted with a selection of shrubs, bushes and perennials, they are also dog proof and feature a lovely large cherry tree. There are many places in which to sit out in the warmer months and enjoy a meal or refreshing drink whilst taking in the beautiful surroundings. There are many outside lights and power points. A greenhouse will also be found along with a cultivated vegetable patch growing fine produce. An orchard has many varieties of fruit including, plums, apples, pear trees and soft fruits such as gooseberry, blackcurrant, raspberry to name but a few, a damson and fig tree also feature. An attractive rockery also plays its part in making the garden look good.

The equestrian facilities are quite remarkable. The large concreted stable yard is perfectly positioned as it is near the house and therefore easily accessible. It consists of two large looseboxes, a foaling box, feed stores and a large open fronted hay store area. The stables have light, power and water and are well built. A few steps from the stable yard is the impressive sand school which we believe measures in the region of 35m x 18m (114'10" x 59'1"). This school is well enclosed and has direct access out onto the fields.

The land in total extends to approaching 20 acres, it is enclosed within four large enclosures and is a good run of well drained pasture with natural and fenced boundaries featuring many large trees including a splendid old oak tree. The largest enclosure gently descends down to the banks of the River Inny. There are single bank fishing rights on the river which is a major
Tributary of the Tamar in its middle course. We would expect there to be both migratory and non-migratory trout and salmon and the geology of the river presents many weirs and meanders with easy access to the water for the keen fisherman. Please note that fishing is subject to the acquisition of necessary licences from the Environment Agency. There is a separate paddock accessing this larger enclosure from the private lane giving ease for agricultural machinery to access. The whole area features a breath-taking outlook over the valley which one can never tire of.
